Gary's old house is not for sale. Maybe he's keeping it. He could live there and Alya and the kids could live in the new big house. Gary would probably prefer that. He can afford it.
ORIGINAL: Finally Alya will have more places to take photos since she doesn't really leave the house. She will also have to totally redecorate because this is a modern house and not a cheaply built faux Mediterranean home. You would think Gary would buy a home in a gated community. It's at least off of a private road Shadow Canyon Rd. Gary doesn't own the road.
Just pulled permits. Maybe Gary Michelson just got ripped off. It's not new construction. It's not a new house. Seller lied in the MLS and other ads. The elevator, pool are new but not the house. The house was built in 1936. It's age will always be listed as 1936. It's approaching 100 years. They added to the foundation but appear to have used the original foundation and home. They added to the original home. They did not demolish it. The home was designed by female architect Elda Muir maybe for Hugh B Martin. It was then owned by Charles Wilson who was the President of the Mandeville Canyon Homeowners Association. It was vacant before Gary bought it and it had graffiti on it. "e" is existing.

Go to http://www.ladbs.org searching building records using the APN or legal description tract=boca de canon lot=9 (5, 9, 10,11,12) and you'll see all the permits. You can't find the permits with the address. It originally had a barn in 1946.
There is allegedly an ADU. Maybe that is where Alya will live or maybe she will live in the maids quarters. 2502 Mandeville may be ADU address. It's 986 sf with it's own external staircase. Gary doesn't even want her walking through the main house? Maybe Gary will live there or maybe it's for his dog or boyfriend. Or maybe Alya will stay in the old house.

It was listed at $25,000,000 June 2021. Odd it sold less than list in this market.

APN 4493-006-002 It's owned by Onofre Trust and recorded 09/2021. San Onofre was a 4th-century Egyptian hermit. The original name means he who is all good. Who is the hermit who is all good? Gary? It's actually a flag lot that abuts Shadow Canyon Rd. Odd that Gary is allowing his neighbors to park on his flag lot old private driveway. That means he has given up the right to that property. He no longer legally owns it but he's paying lots of property tax on it. Gary paid $23,900,000 but the Real AVM is $19,995,000. Did Gary get ripped off? Probably. ;-) Builder paid $5,575,000 for it and added 9,386 sf @$300/sf is $2.8M to the 3,536 sf home which they kept plus a new pool and a retaining wall. Let's say builder is into the property $10,000,000. He made a $13,900,000 profit, doubled his money. Not bad. It's a 38,928 sf lot. This is an approximate outline.
What will Gary Michelson do with the expensive garden, waterfall, landscaping he made at his old house? It was very expensive and done by an ex "good" personal friend of his. Below is the public building permit for his waterfall on the lower part of his lot. He also excavated for a waterfall wall for orchids. He used to give garden tours.

If you read the comments on the article, they are pretty hateful. Rich flaunting money when everyone is struggling is pretty gross. Gary obviously agreed to the article about his new house. He even allowed interior photos to stay on the internet. Generally high profile buyers order all photos removed at least for security reasons but not Gary.
